Contract to Close

$350 due within 5 Calendar Days of Successful Close Date of Transaction

  • File Intake - Review Documents for accurate completion
  • Broker Compliance - Submit Contract Documents within 2 business days to the Brokerage Platform for Broker Review
  • Complete Closing Worksheet and Commission Worksheet for Brokerage and Title Company
  • SWSTC will be a Point of Contact for the duration of the transaction
  • Coordinate with Co-Agent for the duration of the transaction
  • Open the File with the Title and Lender
  • Assist Client with Earnest Money Submission
  • Assist Client in meeting all Contingencies
  • Send Weekly Updates to Client(s) and Agents
  • Ensure Appraisal is Ordered and Returns at Value with no Work Orders
  • Ensure the Written Statement is received by all applicable parties by Financing Deadline 
  • Ensure Closing has been scheduled on both sides of the transaction

'Contract to Close - Both Sides' includes all services listed above for both the List and Purchase sides of the transaction. All documents and communications will be kept confidential between each side of the transaction respectively.

  • File Intake - Review Documents for accurate completion
  • Broker Compliance - Submit Listing Documents within 2 business days to Brokerage Platform for Broker Review
  • Enter Listing into MLS as Withheld or Incomplete
  • Schedule Photography/Videography/3D Tour* Schedule TISH* 
  • Order Sign Install*
  •  Order Resale Disclosure Package*
  • Upload Photos, Videos and/or 3D Tour into Listing on MLS 
  • Updating of Photo Captions Included
  • Enter Open Houses into Listing on MLS 
  • Upload Supplements into Listing on MLS 
  • Email Withheld or Incomplete Listing to Listing Agent & Client(s) prior to activation to ensure accuracy 
  • Update Listing Status to 'Active' on List Date 
  • ShowingTime Set-Up
  • Listrac Email Report Scheduled
  • Communication with Listing Agent & Client(s) throughout the Listing Process

'Listing to Close - Both Sides' includes all services described in 'Listing to Contract' & 'Contract to Close - Both Sides' services. All documents and communications will be kept confidential between each side of the transaction respectively.

Home Staging Consultation

$200 due within 5 Calendar Days of Staging Consultation

  • Up to 2 Hour Walk-through of the Home
  • Staging Recommendations for each room of the home
  • Email Write-Up sent to Client(s) and Agent of all Recommendations post Consultation 
  • If utilizing SWSTC for Listing Services, Home Staging Services will be $150

$100 due within 5 Calendar Days MLS Input

  • File Intake - Review Documents for accurate completion 
  • Enter Listing into MLS as Withheld or Incomplete
  • Upload Photos, Videos, and/or 3D Tour into Listing on MLS* 
  • Updating of Photo Captions Included
  • Enter Open Houses into Listing on MLS* 
  • Upload Supplements into Listing on MLS* 
  • Non-refundable regardless of close

Compliance Only

$75 due within 5 Calendar Days of Transaction Submission to Brokerage

  • File Intake - Review Documents for accurate completion
  • Broker Compliance - Submit Transaction Documents within 2 business days to the Brokerage Platform for Broker Review
